I am doing a loan in PA and he is in foreclosure. Just started in 11/04, so there is no date set yet. The only one that the company I work with that does somebody that is in foreclosure is Eastern Savings in Maryland. Not only is this guy in foreclosure, but he has been self-employed for 1 year. Does anybody know of any lenders that will do somebody in foreclosure and without having to show income. I know I am probably dreaming. thanks for any help Poly

Poly - this deal will really depend on the FICO and the LTV...I am assuming a Notice of Default has been recorded, but not the Notice of Trustee Sale. Generally speaking, you may have to go to hard money to get him current then find a lender that will do it. I believe First Franklin, will after he is out of the process, but they won't do it with a Foreclosure process started.

I have put a lot of research into this. The few companies that have these use FHA or FNMA guides on these with max loans of appr. 120000(FHA), or 200000 FNMA. We are still trying to find a company that will do jumbos. Until you find one, you are probably better off doing an equity cash out and putting some of the money aside to make the payments.
